Why do smart buyers use GeoScan?

Our reports uncover the key risks that lower a property’s value and help you make the best decision.

Avoid costly traps

Flood risk, landslides, noise or no local zoning plan (MPZP) — you learn about them BEFORE you sign the contract.

Save dozens of hours

Instead of trawling through offices, maps and databases, you get everything in one clear report in about 30 seconds.

Negotiate with hard data

75 dB of noise, no nursery school within walking distance, a zoning plan that allows a factory next door — these are arguments that bring the price down.

How GeoScan helps with real decisions

We talk to users after they have checked a property. Here are situations where the report helped them decide.

I was looking for a plot to build a house and was afraid I’d miss something. The report showed me the flood risk and that there was no local zoning plan — two things the seller never mentioned. It saved me a lot of stress.

Frequently asked questions

What does a GeoScan report include?
An analysis of 76 location indicators in 4 categories: access to services, transport, safety and hazards, and infrastructure. Every report includes an overall score, strengths and weaknesses, interactive maps with isochrones (areas reachable within a given time) and exact distances and walking times. You can see an example on the Example reports page.
How quickly will I get the report?
The report is generated in about 20 seconds after you enter an address or a cadastral parcel number. You can watch the analysis progress live.
Where does the data come from?
From more than 50 official sources — including Statistics Poland (GUS), the National Police Headquarters, Polish Waters, the Polish Geological Institute, the Head Office of Geodesy and Cartography (GUGiK), the General Directorate for Environmental Protection (GDOŚ), the Chief Inspectorate of Environmental Protection (GIOŚ), OpenStreetMap, the Ministry of Health and the Ministry of Education, as well as commercial spatial datasets. We update the data regularly.
How do I check a plot before buying it?
Start with the land register (ewidencja gruntów) and the land and mortgage register (KW), then check the local zoning plan (MPZP), flood risk, access to a public road and utility connections. Part of this is available in public registers for free — you just need to know where to look and what the symbols mean.Read the guide (in Polish): how to check a plot before buying →
How do I check whether a plot is in a flood zone?
The flood hazard maps published by Polish Waters (Wody Polskie) decide it, not your impression from a site visit — a plot can lie a few hundred metres from a river and higher than its neighbours, yet still be in a special flood hazard area. Note: no coverage on the map does not always mean “safe”; sometimes it means “not surveyed”.Read the guide (in Polish): is the plot in a flood zone →
How do I check the local zoning plan for a plot?
The local zoning plan (MPZP) is adopted by the municipality, which also issues the official extract and map excerpt. Before requesting them, you can check the land-use designation and symbols such as MN, U or ZP on the municipality’s geoportal. If there is no plan, development is governed by a zoning decision (WZ), which is an entirely different procedure.Read the guide (in Polish): how to check the local zoning plan →
What is the difference between the START, STANDARD and PRO reports?
START is a free overview of the basic indicators, including the overall score, a services map, flood risk and transaction prices in the area. STANDARD is for renters — it adds detailed analyses of safety, noise, transport and demographics. PRO is for buyers and investors — it includes everything in STANDARD plus building permits, parcel data, geological hazards and heritage protection, among other things.
What does the GeoScan Guarantee cover and how do I get a refund?
Paid reports are covered by the GeoScan Guarantee. If the analysis did not deliver the value you expected, or there were technical errors or gaps in public registers, within 14 days we will refund 100% of your payment or give you a free credit for another plot — your choice. To request a refund, send your order number and the reason to contact@geoscan-app.com. The detailed refund procedure is set out in the Terms of Service.
Can I compare several locations?
Yes. Once you have generated reports for several addresses, you can put them side by side and compare scores, indicators and maps in a single view.
Is the report useful when renting?
Yes. The report checks the location, not the type of transaction — it is just as useful for renting, buying and investing.
Is GeoScan available for businesses?
Yes. We offer packages for real-estate agents, developers and law firms — with an API for integration, bulk report generation and dedicated support. See the For business page for details.
